Approach

A phased methodology built around how data centers actually get built.

ADC follows a disciplined process designed to surface risk early, compound conviction, and align every counterparty around a single, defensible plan.

  1. 01

    Phase 01

    Origination & Screening

Establish a clear thesis and qualify candidate sites against institutional criteria before investing diligence dollars.

    Workstreams

    • Investment thesis and constraint definition
    • Regional screening across power, land, and policy posture
    • Operator-grade scoring of candidate sites
    • Confidential landowner and stakeholder outreach

    Phase output

Qualified shortlist with structured scoring rationale.

  2. 02

    Phase 02

    Feasibility & Diligence

Stress-test the most promising sites across land, power, fiber, water, environmental, and entitlement dimensions.

    Workstreams

    • Land capacity and buildable footprint analysis
    • Power conviction and substation proximity diligence
    • Fiber redundancy and route review
    • Environmental and regulatory red-flag assessment

    Phase output

Defensible site dossier and consolidated risk register.

  3. 03

    Phase 03

    Entitlement & Utility Strategy

Sequence the approvals and utility commitments that determine whether a site is genuinely deployable.

    Workstreams

    • Entitlement pathway mapping and sequencing
    • Utility service application and study coordination
    • Local stakeholder engagement plan
    • Capital contribution and ESA negotiation support

    Phase output

Approved or active utility study posture and credible entitlement roadmap.

  4. 04

    Phase 04

    Capital & Counterparty Structuring

Translate the asset into a structure institutional capital and credible operators can underwrite.

    Workstreams

    • Diligence packaging and data room curation
    • JV, ground lease, build-to-suit, and BTL structuring inputs
    • Operator and capital partner alignment
    • Term sheet and transaction support

    Phase output

Executed counterparty terms or signed transaction framework.

  5. 05

    Phase 05

    Development & Owner Representation

Protect the principal's economics and operational outcome through design, procurement, construction, and commissioning.

    Workstreams

    • Design and EPC coordination
    • Schedule and budget governance
    • Operator readiness and turnover planning
    • Commissioning and acceptance oversight

    Phase output

An operationally ready asset, delivered on plan.

Operating principles

How we work, regardless of engagement scope.

These principles govern every ADC engagement — from a two-week feasibility scope to a multi-year owner representation program.

Independent

ADC is not a broker, EPC, or developer with a project to push. Our incentives are aligned with the principal — landowner, investor, developer, or municipality.

Phased

Each phase produces a defined deliverable and a decision point. Capital and time only advance when the underlying conviction has advanced.

Underwriting-aligned

Every diligence framework, scoring model, and dossier is structured to the criteria operators, lenders, and institutional capital actually apply.

Discreet

Most ADC engagements involve sensitive land, capital, and stakeholder dynamics. Confidentiality is treated as a default, not a feature.

Engage ADC

Bring us into the project early. The compounding effect is meaningful.

The earlier ADC is engaged, the more we can shape the structural decisions that determine whether a project gets built — and on what terms.
